Development Partners
Colburn Business Park has been developed by Gladman Developments, CFK Developments and Yorkshire Forward.
Gladman Developments
The Gladman business concept is simple; to provide high quality office accommodation and warehouse/distribution facilities – speculatively. We build offices in a range of sizes on one location in a matter of a few months, and then rely on our products attracting previously unknown occupiers to them.
Because we build speculatively, we can fulfill demand wherever it occurs - from local, expanding businesses to “foot-loose” companies that urgently need space and locate to wherever this is available.
Our sites are located on pleasant business parks, always close to the motorway network and easily accessible. Leases are available from 12 months upwards for certain office products.
Investment buildings are available at many Gladman sites, providing an excellent investment for company directors or pension funds.
Many blue-chip companies and government agencies have chosen to occupy Gladman offices, including many councils and NHS trusts, the British Red Cross, Gloucestershire Police Authority and National Grid.
In recent years, Gladman has expanded into the development of warehousing / distribution facilities – a dozen large sheds have been constructed in England, including the largest speculatively-built distribution facility in the country. These have been taken by household names such as Tesco, Asda, New Look and the Co-op.
Our recent expansion into Scotland led to the construction of 600,000 sq ft of speculative industrial and distribution warehousing at J4 of the M8, and an office development in Aberdeen. Many more office and industrial schemes are now in the pipeline, managed by our office in Livingston.
Gladman are also diversifying into residential development. Adlington has been set up to develop apartment schemes exclusively for those over 55. Several sites have been acquired throughout North Wales, the north west and the Midlands, and first sales releases commenced Autumn 2008.
CFK Developments
Established in May 2000, CFK is a privately owned property development company.
The management team led by Chartered Surveyor Philip Cable is able to draw upon 25 years experience in the property development sector.
CFK is innovative, proactive, professional and flexible in its approach to development projects. CFK uses this philosophy and the experience of its management team to blend the requirements of occupiers, investors and planning authorities to deliver buildings that not only achieve customers’ requirements, add value and give potential for growth, but also contribute in a positive way to the built and economic environment.
CFK’s development programme covers various sectors of the property market including industrial, offices, retail and residential projects. CFK is proud of the variety of projects undertaken not only in sectors but also in scale.
Whilst carrying out successful development schemes independently, CFK has worked, and will continue to work, in partnership with landowners from the private and public sectors, occupiers, investors and other developers.
CFK is also active in the investment market and targets income generating buildings with development potential.

Yorkshire Forward
Yorkshire Forward was set up by Government to promote sustainable economic development throughout the Yorkshire and Humber region. One of England's nine Regional Development Agencies (RDAs) we are a business led organisation that aims to help improve the region’s relative economic performance and reduce social and economic disparities.
A regional approach to economic development allows local businesses and communities to formulate solutions that are appropriate for the particular circumstances and strengths of this region.
Yorkshire Forward supports the expansion and development of business in our region by encouraging public and private investment, and by connecting people to economic opportunity. We also work to improve levels of education, learning and skills, and do all that we can to enhance the region's environment and infrastructure.
Our aim is to maintain and develop this success, making Yorkshire and Humber a truly world-class region in which to live, work and invest.
